Suntec Reit to divest three Australian assets, focus more on Singapore
Chong Kee Hong, CEO of Suntec Reit’s manager, said the effective divestment of the properties will decrease the Reit’s aggregate leverage proportion to below 40%, providing greater versatility for future procurements, unit buy-backs and/or capital distributions.
Meanwhile, Suntec Reit maintains a 50% risk in 477 Collins Street, a 39-storey, premium-grade workplace project known as Olderfleet, in Melbourne’s CBD.
The divestments of the Australian investments are supported by “enhancing conditions in Australia’s funding markets and proceeded investors’ passions in high-grade, well-leased possessions with secure earnings streams”, the bourse declaration noted.
” This would certainly also minimize the revenues drag emerging from the high-interest rate environment in Australia and improve the Reit’s interest coverage ratio.”
The manager included that Singapore’s commercial property market “continues to be favourable”, supported by limited brand-new supply and limited vacancy prices. It will continue to explore chances to strengthen Suntec REIT’s presence in the city-state.
Suntec Reit will be releasing official sales campaigns for three property commercial real properties in Australia, making up 177 Pacific Highway and 21 Harris Street in Sydney, and 477 Collins Street in Melbourne.
Under the divestment plan, the supervisor states the Reit will concentrate more on Singapore, provided the nation’s macroeconomic and political stability and the associated strength of the Singapore dollar, particularly amid economic unpredictability and high rising cost of living.

According to a Sept 21 bourse filing, the divestment plan complies with a strategic assessment undergone by the Reit after a change in its sponsor.
Found inside North Sydney’s CBD, 177 Pacific Highway is a 31-storey Grade A commercial development. The just recently completed 21 Harris Street is a nine-storey, Grade An office building in Pyrmont, west of Sydney’s CBD. Both are totally owned by the Reit.
